We have designed these Housing Projects for strategic investment. On the one hand, we have high demands for housing, and on the other you have the capital to generate a permanent growth. I would like to outline the five phases of our architectural design process. Once hired, we will document the existing conditions and gather relevant information to start the project.
Phase I: Schematic Design
Phase II: Design Development
Phase III: Construction Documents
Phase IV: Bidding
Phase V: Construction Administration
Phase I: Schematic Design
We will work with all the preliminary information to create a couple of options for your consideration. We will create a 3D fly-through of the general design and macro-zoning for you to visualize different options.
We will include a rough cost estimate for each option.
Once you have selected your best fit option, we will go to the next phase.
Phase II: Design Development
We will work on your selected option with different alternatives as requested. Modifications always occur. We work with our BIM (Building Information Model) accordingly, as well as the real-time cost estimate updates for you to review and for us to adjust the model to your budget and needs.
In this phase, we swap information and coordinate the design development with consultants from other fields such as Structural, HVAC, MEP, Landscape, etc.
Phase III: Construction Documents
At this point in the design process, we will have your ultimate design settled, and we will prepare technical drawings and technical specifications for the bidding process, permit application, and final construction.
This is the phase where fine details come to life, and the project becomes virtually real with color, textures, materials, light fixtures, plumbing fixtures, equipment, appliances, accessories, furniture, etc.
This is the fine tuning phase where all the available information is under rigorous and final coordination with other fields such as structural, HVAC, MEP, landscape, etc.
Phase IV: Bidding
We will submit the Construction Documents to the Bidding process to qualified contractors.
We will review, compare, and analyze submitted bids. We will know and recommend the right contractors that ensure accuracy to our blueprints and guaranty construction as specified in our drawings.
Phase V: Construction Administration
Once you have selected the right contractor, we will supervise the construction process. We shall follow each step of the way throughout the whole construction phase, addressing any field conditions as they may arise making sure that the construction shall be built in conformance with the original design intent.
